Post 14.1

Pre-Construction, What's Your Function?

Hello, Hello, Hello!!!

I had my Pre-Construction meeting on Friday, July 17th as scheduled with the SR and PM. The PM was very thorough, professional and had a great personality.

I was surprised to see they already broke ground because I rode pass my lot before the meeting. I was excited to get back after the meeting to take photos.

The meeting was about 1 1/2 hours long. The only addition was an electrical outlet in the Master Closet.

The PM said they would pore the foundation by today, Tuesday, July 21st at the latest. He was going to be on vacation this week and would give me a call regarding progress during the week of July 27th. I plan to go by today or tomorrow to take photos of the foundation progress.

I had my questions answered:
  1. How can you be sure you will receive the permit by the break-ground date? The permit was received and they broke ground before the Pre-Construction meeting (see pics on Post 14.1).
  2. Since the permit took so long, do I have an opportunity to change an option or two? I was not allowed to change or add anything.
  3. How come I had to do the calling and wasn't getting called? I didn't ask this question at all.
  4. I locked in this deal a minute ago. Are there any additional incentives I can receive for the wait? I didn't ask this question either, but I should have.












Biggest Disappointment:
I have NO backyard!!! My home is back an extra 9 ft, so I have some side yard, but no backyard. In the original plans I had 30 ft from the rear of the house, not including the morning room; now it's 21 ft. Also, with the walk-up and Prince Georges County rules, I am required to have a landing coming out of my morning room door of about 3 ft, then stairs to what is considered a backyard. This is very disappointing and I do not know how to go about handling this.

I WILL have to make the inside the best space designed for entertaining.

Looks like tentative closing date will be by Friday, October 23rd. This will not be confirmed until after the Pre-Dry Wall Meeting.
