Mortgage Application: If you are using NVR Mortgage, you should contact them within 5 days of the contract date to meet with your loan officer. Be sure to fax the Financial Information Worksheet and any additional information needed to your loan officer. The list is pretty lengthy, but if you gather this information in preparation to the visit with your loan officer, the process will be pain-free.
Loan Application Checklist
- Credit Report
- Property Information (purchase agreement)
- Personal Information (social security card; driver's license; divorce decree and separation agreement, if applicable; trust agreement, if applicable; letters of explanation for any derogatory credit)
- Income (consecutive pay stubs for last 30 days; documentation to support any supplemental income, such as bonuses or commission; names, address and phone numbers for all employers over last two years; W-2s for last two years; last two years tax returns with all schedules; and documentation to support receipt of alimony or child support, if income is to be considered)
- Real Estate Owned (names, addresses and phone numbers of all mortgage lenders in the last seven years; copies of mortgage statements for all properties owned and most recent tax and insurance bill; copies of leases and two years of tax returns for any real property; market value estimate)
- Liquid Assets (complete names, address, phone numbers and account numbers for all bank, credit union, 401K and investment accounts; copies of all pages for the last two months statements for all bank accounts, stocks and 401(k); copies of any notes receivable; value of other assets such as auto, household goods, and collectibles; cash value of life insurance policies; vested interest in retirement funds or IRAs
- Liabilities (names, account numbers, balances and current monthly payment amounts for all revolving charge cards; names, addresses, phone numbers and account numbers for all installment debt and approximate balances as well as monthly payments for such items as mortgages, home equity loans and auto loans; documentation to support of all alimony or child support payments; names, addresses, phone numbers and account numbers of accounts recently paid off, if used to establish credit)
Once you have given all preliminary information to your loan officer, they will send verification forms to your employers, banks, and current mortgage company or landlord to verify information stated in your loan application. They will also order a credit report and appraisal. You will be required to sign an authorization form to authorize these steps. Next, they will provide you with a Good Faith Estimate (GFE) and a Truth-in-Lending Disclosure.
Contract Follow-up: Contact your Sales Representative (SR) and schedule a meeting within two weeks (14 days) of the contract date to discuss any changes to your home. Refer to the change order policy within your contract agreement for more information.
Guardian: You should be contacted by Guardian Home Technologies within 14 days to discuss telephone and cable locations, as well as other services they have available to you. I am particular interested in having sound wired throughout the home.
HD Supply: You will need to contact HD Supply to make carpet and flooring selections within 14 days of the contract date.
