Today, the Purchase Agreement was signed. As I guessed it, the ball gets rolling from here. I had to schedule my next appointment with my Sales Representative (SR) and if I haven't done so already, get my income documentation together for my yet to be scheduled meeting with my loan officer.
The lot originally chosen was not good because of the model I wanted. Ryan Homes did not want that same model/elevation next to one of the same. So I was asked to change to another available lot - on a cul-de-sac!!! I really wanted that to begin with, but was told that street wasn't open yet. It's totally flat, unlike my previous lot which started to slope gradually. Look at God! Showing me favor!
I have already selected preliminary options and will need to finalize these sometime before March 2nd, giving me plenty of time to visit the showroom for the flooring choices.
Thoughts on Purchase Agreement
It took a longer time than expected. But was worth it because I didn't realize I still had questions to be answered by the SR.
Here are my questions:
- In the current Milan model when selecting the gourmet kitchen, will the home buyer lose the Pantry? Answer: I visited the Milan model in Bentley Park, Laurel, MD....you lose a "formal" pantry, but you can plenty of cabinetry surrounding the double wall oven. However, you will need to find a place for the broom, mop or other tall cleaning tools if you were one to store them in there. The cabinetry is good for canned foods, sugar, chips, cereal, etc.
- How much additional is the attic? Answer: Approximately $20,000 more
- How much additional is the garage extension? Answer: I didn't get this answered because when I visited the Milan model, there was plenty of space in the two car garage.
- Can I get additional outlets in the master closets? Answer: Yes, and that is additional. However, I'm not sure what I will use them for except when we have house guests and I don't want to iron in the laundry room, providing it's big enough to that in. Otherwise, I guess I will at least iron in my closet.
- Is recessed lighting included in the loft area? Answer: No. You will have the option to use the light switch connected to the electrical outlet. I added 4, and will possibly add 2 more to that with a total of 6 because I do not like having a lamp being the major light source....chalk it up to leaning my lesson from my first home.
Waiting on Answers for:
- Is the dryer gas or electric hookup?
- Can I see what the egress window looks like and what is the cost for additional?
- How much does it cost for the hardwood stairs and carpet run on the stairs to go to the second floor?
I forgot to ask:

- Will my lot support a 3rd car garage or at least an extra parking pad for a 3rd vehicle?
- If I opt for flood lights, where is the switch located? Can I have a switch upstairs and down?
- Do the drawers in the kitchen have the soft closers?
